High Density Inner City Affordable Housing
45 Eden Grove, London N7

Demolition of existing cottage in an Islington conservation area and building of a five storey block comprising of five 3, 2 & 1 bed flats at affordable rents s for the Barnsbury Housing Association (BHA). Designs and cost evaluation of the homes to Code Level 5 and Level 4 of the Code for Sustainable Homes were fully investigated. The roof's free form is a visual reference to the Liebskind Metropolitan University extension at the end of the road. The dark brick profile makes reference to the surrounding buildings while the outline of the coloured panelling on the elevation hints at the ‘ghost in the machine’ – a reference to the volumetry of the demolished 2 storey cottage. Full architectural services. Commission in progress. Budget estimate £ 2m in 2008 for an 11 unit development. The cost of £ 800,000 (in 2010) is being considered for the smaller, 5 unit scheme.
